Position Overview:
Under the general direction of the Director of Construction Operations, the Budgeting Manager will be responsible for creating and maintaining construction budgets and calculating cost-to-complete for construction projects. As such, you will be expected to act as a Redwood brand ambassador, promote our brand, and provide the best experience possible for the Redwood stakeholders with whom you interact. All Redwood employees are expected to conduct all organizational business and practices in accordance to Redwood company policies.
Essential Duties & Responsibilities:
- Understand and perform essential skills to create accurate takeoffs from Civil and Architectural plans.
- Analyze and interpret data from buyouts and the latest pricing from purchasers.
- Create and update construction loan budgets using historical unit costs, regional and trade-specific forecast trends, and incorporating non-standard project details.
- Schedule and lead all construction loan budget meetings based upon pipeline prioritization and communication with the Acquisitions Operations Manager and Director of Development Operations, ensuring all responsible parties are involved.
- Attend weekly pipeline meetings and ensure deals are routed in the proper budget timeline.
- Work directly with VP of Development and VP of Construction in creating loan closing construction schedules, to be submitted to Loan Operations.
- Work with applicable parties on resolutions to deals that stress the financial model.
- Enter construction budgets into PMWeb (project management software) using the closing AIA workbook provided by Loan Operations.
- Oversee Project Cost Meetings, identifying reasons for budget overages and coordinating with the Construction Operations Manager regarding funds reallocations.
- Lead and participate in continuous improvement initiatives for the financial and operational aspects of Redwood Construction Company (RCC).
- Provide back-office support to RCC team members for key administrative tasks.
- Basic understanding of Scheduling Manager role.
- All other related duties, as assigned.

Required Qualifications, Education & Certifications:
- General computer proficiency
- Prior knowledge and experience with Construction takeoff software preferred
- Proficient in Microsoft Excel & Microsoft Word, with ability to learn new technologies quickly.
- Bachelor’s Degree or other continued education
Working Conditions:
This job operates in a professional office environment. In this role, the employee will routinely use standard office equipment such as computers, desk phones, iPhone, photocopiers, etc. The employee is frequently required to sit, stand, bend and walk with the ability to lift 20 pounds where applicable.
