Managed by Stratum, we are seeking an Assistant Manager I to join our team. As the right-hand to the Property Manager, the Assistant Manager I plays a key role in driving operational success, supporting team members, and delivering top-tier resident service. Position: Assistant Manager I
Location: Westgate Apartment Homes, 2921 Westgate, Pendleton, OR 97801
Schedule: Full-time, 40 hrs/wk, Sunday through Thursday, 9:00 AM – 6:00 PM, with a 60-minute lunch; must be available for occasional after-hours emergencies
Classification: Non-exempt position, eligible for overtime pay
Pay Range: $22.00 – $28.00 per hour, DOE
Bonuses: Eligible for monthly bonuses through Stratum’s Stabilized Incentive Bonus Plan, based on leasing performance, renewals, and resident engagement
Cell Phone Stipend: $50/month or $600/year

Assistant Manager I Key Responsibilities
- Provide tours of the property and support leasing efforts to maintain occupancy goals
- Work within approved budgets and meet financial objectives
- Support positive resident relations and host community events
- Prepare leasing documentation, manage applications, move-ins, and renewals
- Record rental payments, manage delinquencies, and follow up on outstanding balances
- Collaborate with the maintenance team to ensure service requests are resolved promptly
- Serve as team lead in the Property Manager’s absence, supporting and delegating to staff

Qualifications
- High school diploma or equivalent required
- 6+ months of property management experience preferred
- 6 months to 1 year of supervisory experience required
- Strong customer service, communication, and marketing skills
- Proficiency with Microsoft Office 365; Yardi experience a plus
- Reliable transportation required
Physical Requirements
This position requires frequent standing, walking, sitting, bending, stooping, twisting, and talking. Employees must regularly use repetitive motions of the hands, wrists, and fingers to handle documents and operate office equipment. Occasional lifting of up to 50 pounds, climbing stairs or stepstools, and pushing or pulling may be required. The role may involve working indoors and outdoors in varying weather conditions, inspecting property grounds, and operating a golf cart. Motor skills and coordination are necessary to safely perform tasks, and the ability to remain focused and effective during periods of high stress is essential.
