Your day as a Maintenance Supervisor

As a Maintenance Supervisor at Oakbrook Corporation, your daily responsibilities will include overseeing routine inspections, delegating tasks and providing guidance to ensure timely and efficient service. Expect to coordinate repairs, maintain inventory of supplies, and evaluate vendor performance. You'll also be responsible for responding to tenant requests and concerns promptly, fostering a customer-focused atmosphere. Additionally, you will ensure compliance with safety regulations and maintain records of maintenance activities, playing a crucial role in upholding the quality and reputation of our properties.

DUTIES & RESPONSIBILITIES

  • Train, supervise, and evaluate maintenance staff
  • Follow all purchase order procedures
  • Maintain property operations within approved budget
  • Maintain supplies and equipment inventory and organization
  • Complete work requests within 24 hours of receipt
  • Ensure all vacant apartments are ready for occupancy
  • Maintain grounds care and housekeeping as needed
  • Report accidents, emergency, or safety concerns to supervisor immediately
  • Ensure all maintenance staff are participating in on-call rotation schedule
  • Obtain bids for approved projects from qualified vendors
  • Demonstrates and follows the Oakbrook Values
  • All other duties as assigned

KNOWLEDGE, SKILLS, & ABILITIES

  • High school diploma or GED
  • Supervisory experience in residential property maintenance or related
  • Knowledge of electrical, plumbing, water heaters, appliances, HVAC, construction, pool and whirlpool pumps, carpentry, painting, vendors, parts, and services
  • Interpersonal skills to interact with tenants and others as needed
  • Must provide own basic tools needed for the position
  • Must be able to work independently with minimum supervision
  • Physically able to perform job duties with or without accommodation
