Reports to: Founding Executive

Role:

The Project Manager – Development is responsible for defining, planning, managing, and executing real estate development projects during due diligence, entitlement, pre-construction, development, acceptance, and close-out stages for internal and external clients. This role is fully responsible for the life cycle of a real estate development project to ensure both internal corporate goals and the client’s goals are met including schedule, budget, product type, and marketability. This role also contributes to the business administration of the company.


Responsibilities:

· Demonstrates effective leadership and project management skills.

· Establishes team congruency and culture.

· Documents the project’s business strategy, goals, objectives, and market position, and uses information to develop the Project Charter for client and Executive approval.

· Creates and manages the Project Plan including budgeted manhours, project specifications, budget, and schedule based on the approved Project Charter.

· Procures and leads internal and external resources and subject matter experts that align with corporate culture, have capacity to execute work in a timely manner, are competent to perform work, and charge a competitive fee to meet the Project Plan.

· Leads and manages internal and external resources to ensure due diligence is performed to identify the project’s risks and effectively avoid, mitigate, reduce, or transfer the risks.

· Research municipal zoning and development ordinances, review previous rezoning petitions and engage resources to determine and execute strategy for zoning approval

· Manages the process of obtaining all utility commitments, ensures utilities have the capacity to serve the project without excessive infrastructure requirements, and oversees the design of utility plans and approvals for construction.

· Procures and manages design firms to develop the project’s rezoning, engineering, and permit documents that meet the Project Plan while implementing value engineering principles.

· Identifies and documents all required municipal, state, and federal permits, tracks permit submittals, and reviews and verifies permit approvals. Ensures pre-construction meetings and inspections are performed with all relevant agencies. Develops and maintains quality relationships with municipal, state, and federal review staff and inspectors.

· Procures and manages contractors to execute the Project Plans using effective communication, regular site meetings, field observations, third-party testing firms, issue logs, and photo documentation to ensure completed work is in alignment with construction documents, budget, and schedules that meet the Project Plan.

· Review and approve invoices and change order requests in a timely manner; observe completed work relative to the amount invoiced with regard to compliance with construction documents and schedule, and provide recommendations for approval.

· Leads the maintenance, warranty & governmental compliance, and utility acceptance functions required. Ensures that performance and maintenance bonds are released in a timely manner.

· Analyzes site image to conform to the Project Plan for design and execution of entryways, common areas, landscaping, and amenities, including facilitating site-related functions of each Homeowners Association or Property Owners Association.

· Participates with the Executive Team to define and support long-term company goals.

· Issues Weekly Project Update Reports and presents monthly project updates to clients and leadership regarding meeting the Project Plan, including updated budgets, schedules, and issue logs.


Results/Accountability:

· Ensures that the Project Plan, construction documents, and resources deliver projects in conformance with the Project Charter including schedule and budget conformance.

· Minimize corporate, client, and project risks through the implementation of a risk management plan.

· Timely notification to the Executive Team and clients of any deviation from the Project Plan and providing detailed analysis of the cause of the deviation that includes multiple options to correct deviations with the associated impact of each option.

· Ensures conformance to Federal, State, and municipal governmental approvals and standards.

· Ensures that quality standards defined in the Project Plan and construction documents are consistently executed by subject matter experts, engineers, contractors, and other resources.

· Communicates project delivery status to the clients and Executive Team weekly and monthly.

· Verifies all projects are closed out in a timely manner as defined in the Project Plan.

· Efficiently manages projects to achieve corporate revenue and profit goals.
